Inspection:
Floors:
Look down. This is very easy to
miss while you are walking around with a seller’s representative. May or may
not be easy to get out of scratches, scratches and the like, and honestly will
not be covered after the transition.
We noticed burning a large cigarette
on our kitchen floor weeks after being moved. We do not smoke, we did not move
our own, but it does not matter. They will not cover it, and we fully
understand the reason - our fault is completely missing it during the
inspection.
For vinyl and linoleum, look at
the angle with a good light. What you are looking for is nail heads push up.
They make bumps, and will eventually cause wear.
Countertop:
Same Problems. Scratches of
tools, cigarette burns. We did not have any of that but others have. You have
to catch him to walk through for the same reasons.
Walls:
I hope you will not find
cigarette burns on the walls, but cords and chips are not common. If you are
going to be painting anyway these may not matter, but may look as well for
them. It is also a good time to look for badly installed or broken switch
covers. Non-skewed covers are likely to be accepted under a subsequent claim,
but will not be broken.
Hardware:
Obviously the scratches need to
be noticed now. They look more carefully on the floor near the appliances and
on the doors and doors they have come through.
Shower stalls, toilets and basins:
We lost a gouge in our shower.
It's easy to do when you immerse yourself in the beauty of a brilliant walk in
the shower or you marvel at a hot tub.
Shelves for towels and toilet paper holders:
One of our towel racks pulled
right off the wall after I moved in. I was able to fix it easily with Molly,
but clearly the sellers can rightly consider that we simply yanked on it too
hard. With the sales representatives watching, pull firmly on each of these.
Inside the Cabinets:
You are not likely to find
tooling marks here, but you could. Do not get blinded by all the beauty of the
trimming cabinets. Check inside.
Mirrors:
It is very easy to miss a small
slide on the edge of the mirror, but once you see it, it will grumble at you
forever. Find it now.
Dam:
After a long period of all the
guarantees had gone, we noticed that if the water leak on the counter around
our sink, it would leak through the bottom of the cabinets. The weak coil was
the blame. Make meaningful spills and see what happens. You should also look

Doorstops:
All it takes is to be a little
too close and after a few years you will have a hole in your wall because this
door stopper was not where it should have been. Push the door against him - is
the knob very close to the wall? Make it moveable (and of course replace any
tile that ends with additional holes if there is any).
Closets:
The floors in cupboards are
easily overlooked, but it is also necessary to pull the clothes hanging from
the rack. Ours fell quite spectacularly; what a mess! Again, from the point of
view of the sellers, we could have overloaded it. When we put it back on, we
added more Molys and more support points.
The shelves in the cupboard and
the shelves in the pantry need the same pull test. Maybe its better that you
also go to those kitchen and bathroom cabinets while you're in a state of tension.
